How to Get Work as a Self-Employed Builder
Building work spans many stages and trades. A prospective client needs to see what you managed, what you subcontracted and which decisions must be made before a firm construction price is possible.
Present projects as staged case studies
Show foundations, structural work, weatherproofing and the finished extension in sequence. Identify whether you managed subcontractors or delivered a single phase. With client permission, explain a real constraint such as limited access or matching an existing roofline and how it affected the programme.
Price from drawings and responsibilities
Before quoting an extension, check the drawings, structural design, access and who will obtain planning and building-control approvals. Set out provisional sums and exclusions, a payment schedule tied to stages, and a process for variations. Do not offer a fixed build price from a room photo.
Establish a dependable supply chain
Architects and surveyors may recommend builders who communicate clearly; reliable electricians and plumbers help you deliver on schedule. Keep a record of completed inspections and handovers. Refer to Federation of Master Builders membership only if you actually hold it.
